Terms

Deposits
- A deposit of 50% of the total tariff must be received within 7 days of booking to confirm a reservation.

Payment of Balance
- Payment in full is required 30 days prior to Christmas / January, Easter / April school holidays & gazetted holiday long weekends including Melbourne Cup Weekend.
- Payment in full is required 14 days in advance for other full weekend bookings.

Confirmation of booking
- Confirmation of booking will be made on receipt of deposit.

Cancellation & refund policy
- Cancellation fees apply to all bookings.
- 21-60 days prior to booking date - 50% of deposit.
- Between 21 & 8 days prior to arrival date - 100% of deposit.
- Within 7 days of arrival date - 100% of total price unless the cottage is relet.
- We recommend guests take out travel insurance, particularly for Weekly bookings where full payment is required in advance as a deposit.

Transfer of booking
- With the agreement of management, bookings may be transferred without penalty to a
mutually agreed date.

Refunds
- All refunds will incur an administrative charge.
- Refunds will not be made on early departures.

No shows
- Payment will be forfeited in full.

General
- All tariffs are subject to change.
- Management does not accept liability for bookings incorrectly recorded or not recorded.
- We reserve the right to charge an extra nights tariff where cottages are left in an unacceptably dirty condition, including sinks full of unwashed dishes, dog hair on furnishings or dog faeces not picked up.
- Owners will be billed for any significant damage , other than normal wear & tear, to the property
